Why Should I Sealcoat My Driveway?

Assuming that the initial asphalt pavement was designed and constructed properly, the primary cause of failure is the penetration of water into the asphalt base. This process begins with the oxidation of the pavement surface which causes the asphalt to dry and become brittle, this leads to the erosion of the top layer of fine particles and the appearance of larger stones and small cracks on the surface. If left untreated these cracks grow over time and eventually allow water to penetrate to the base of the pavement. When water enters the base of the pavement the base material moves and settles leading to further cracking and an “alligator appearance”. When the pavement reaches this stage the only option is removal and replacement of the old asphalt.

How long will it take to seal my driveway?

How often should I have my driveway sealcoated?

Do you use coal tar sealers?

No. We use Asphalt Emulsion Sealers which is made up of the same oils and minerals used in asphalt production and is mixed with additional minerals, polymers, and emulsifiers to boost its durability. This is a huge advantage because the asphalt will absorb more of the vital oils that the driveway sealer replenishes. At the same time, it’s a lot more environment-friendly than coal tar.

Do you have a warranty?

Should I sealcoat my new driveway?

No. You should wait 12-24 months before sealing your newly installed asphalt driveway. This is to let the oils in the asphalt be washed away and cured from the heat of the sun. If you seal too early, the oil in the asphalt will mix with the driveway sealer which will cause the sealer to crack and flake.

Are all sealers the same?

No. You should use a sealcoat material manufactured by a member of the Asphalt Sealcoat Manufacturer’s Association. Members adhere to the strict A.S.M.A. standard specification in manufacturing their material which ensures a quality product which meets or exceeds the standard spec.
